Understanding Service Charge Auto-Pay

If your estate charges a monthly service fee, you can automate it separately from rent. Here is how it works and how it differs from rent auto-charge.

Before you start

Service charge auto-pay is a separate toggle from rent auto-charge. If your estate has a monthly service charge (for shared utilities like generator, security, water, or cleaning), you can let Tenantify debit your card automatically each month instead of paying manually.

Who this is for

Tenants whose property unit has a service charge. If your unit has no service charge, this feature does not appear.

You can enable one without the other. Many tenants automate service charges (small, predictable amounts) while paying rent manually (larger amounts they want to confirm each time).

Steps

1. Open the Payments page

Navigate to /payments in your browser. Below the quick action cards, you will see the Service Charge Auto-Payment card if your unit has a service charge.

2. Check the status

The card shows a badge: Active (green) or Inactive (grey). When active, it displays:

  • The monthly amount that will be charged.
  • The next charge date.
  • Your last payment date (if any).

3. Toggle auto-pay

Flip the Automatic Monthly Payment toggle to enable or disable. If you have not yet saved a card, you will be redirected to complete a payment setup first.

4. Watch for failed attempts

If your card fails, the card shows a warning: “We’ve had [count] failed attempt(s) to charge your card. After 3 failed attempts, auto-pay will be disabled.”

Update your card or make a manual payment to reset the counter.

If something goes wrong

The service charge card does not appear. Your unit either has no service charge, or your tenancy agreement has not been fully configured yet. Check with your landlord.

Toggle is disabled. You need a saved payment card. Complete a card payment first (during rent or any other payment), and the toggle will unlock.

Auto-pay was disabled automatically. After 3 consecutive failed charge attempts, the system disables auto-pay. Re-enable it after ensuring your card has sufficient funds.
